2025 VIRGINIA REALTORS® DUES & NON-DEDUCTIBLE DUES

Per our bylaws – Renewing Dues are due January 1 and payable no later than January 31 each year.  New Member Dues and Fees are due and payable the last day of the month following the month active REALTOR® status is granted as evidenced in M1.

Renewing Member (Member that paid dues in 2024) = $197

Non-Member Salesperson = $197

New Member (Renewing Member & Non-Member Salesperson shall not be prorated)

  • Jan/Feb/Mar     ($197 + $197 new member fee) = $394.00
  • Apr/May/Jun    ($147.75 + $197 new member fee) = $344.75
  • Jul/Aug/Sept     ($98.50 + $197 new member fee) = $295.50
  • Oct/Nov/Dec     ($49.25 + $197 new member fee) = $246.25

Dues are non-refundable. However, exceptions are made for members serving in the military or called up from reserves.


NON-DEDUCTIBLE DUES

Compliance with the Tax Reform Act of 1993 requires that the portion of dues attributable to lobbying and political activities at the State and Federal levels of government be considered nondeductible for income tax purposes. This nondeductible portion must be disclosed to members on their dues invoice each year.

STATE: Dues of $197 per member, Virginia REALTORS® computes 10.6% or $20.88 to be nondeductible for the member’s income taxes due to Virginia REALTORS® lobbying efforts, and political activities. Membership dues are not deductible as charitable contributions, but may be deductible as ordinary and necessary business expenses subject to restrictions imposed as a result of association lobbying activities. Note that the entire $197 new member fee qualifies as a deductible expense.

VIRGINIA REALTORS® DUES REMITTANCE REQUIREMENTS

Local Associations should provide, with dues payments (check, EFT, E-commerce transaction), an Excel spreadsheet with the details of the payment. The Excel spreadsheet should contain the following fields:

  • M1 ID
  • Full name
  • Total State dues paid
  • Date paid
  • Dues type (renewing primary or secondary, new member primary or secondary, non-member)
  • E-Commerce payment (Y/N) – If yes, please provide the EC control number

VIRGINIA REALTORS® RPAC CONTRIBUTIONS DISCLAIMERS

General Disclaimer

Contributions to Virginia REALTORS® RPAC are voluntary and are used for political purposes; they are not deductible for federal or state income tax purposes. Members may contribute more or less than the suggested amount and may refuse to contribute without reprisal.  The National Association of REALTORS® or any of its state associations or local boards will not favor or disfavor any member because of the amount contributed.  NAR has established state Federal RPAC Disbursement Allocations based on anticipated National RPAC needs.  Thirty percent of all Major Investor contributions are sent to NAR to be applied to the Federal RPAC Disbursement Allocation and are charged against the limits under 52 U.S.C. 30116 with the remaining seventy percent maintained for state and local usage.  Decisions regarding Virginia REALTORS® RPAC contributions to meet the Federal RPAC Disbursement Allocation will be made throughout the fundraising year. The contributor certifies that they are at least 18 years old and are making this contribution with their own personal funds- not those of another person or entity, nor are they a foreign national or federal contractor.

WHAT IS A NON-MEMBER SALESPERSON?

A non-member salesperson is a licensed salesperson or licensed or certified appraiser employed by or affiliated as an independent contractor with a REALTOR® firm who does not elect to be a REALTOR®. Such salespersons are not members of Virginia REALTORS® or NAR and are not entitled to receive any direct services. Under the dues formula for the Designated REALTOR® firm’s principal, partner, corporate officer or branch manager pays an amount equal to the REALTOR® dues/fees times each affiliated non-member salesperson ($197.00 Virginia REALTORS® dues). As a required field, each M1 Office record should reflect the correct number of affiliated non-member salespersons.

SECONDARY MEMBERSHIP DUES - COLLECTING ON BEHALF OF VIRGINIA REALTORS®

If you collect on behalf of Virginia REALTORS® for secondary membership, all renewing secondary members should be listed and notated as secondary members, within the Excel spreadsheet submitted at time dues are sent (see Virginia REALTORS® Dues Remittance Requirements).

New secondary members are required to remit a new member fee of $197.00 (in addition to prorated dues). Please send an e-mail to Amy Hafer with a list of all new secondary memberships so their secondary membership with the Virginia REALTORS® is added to their M1 Member record.

ACCOUNT FOR LOCAL LOBBYING SPENDING

Associations are required to account for all expenses related to legislative lobbying activity before local and municipal governments and Indian tribunals in addition to state and federal lobbying expenses. This includes lobbying before city councils, mayors, and other local officials. These activities must be either included in the association’s total calculation of nondeductible lobbying expenses and be provided to members at the time dues billing occurs, or be used to calculate the association’s proxy tax on lobbying expenditures. The changes do not affect association lobbying registration and reporting requirements. You should consult your CPA or tax professional to understand how this change affects your association.
