Three Multifamily Market Trends from the Second Quarter of 2026

Virginia’s retail market had a slow start to 2026. Net absorption was negative statewide for the third straight quarter, and vacancy rates rose from a year ago. Retail rents climbed in most regions, and the new construction pipeline continues to be much smaller than last year.
The Virginia office market had mixed signals in the first quarter. Net absorption returned negative after going positive at the end to 2025, but the depth of negative absorption was much lower than a year ago. Office vacancy rates ticked down, and rents inched up. The construction pipeline remains constrained.
Virginia’s industrial real estate market had a solid start to 2026. Net absorption continues to be positive and the construction pipeline is up. Vacancy inched up as more new deliveries hit the market, and average rent levels continues to rise.
