Q: “I have a prospective seller client who owns a mobile home. The mobile home has no wheels, is affixed to the ground, and the vehicle title has been surrendered to the DMV. However, the seller only owns the mobile home, not the land it is affixed to. Can I be involved in selling this property?” 

A: Yes, if a mobile home meets the criteria for qualifying as real property, real estate licensees may be involved in its sale. If the owner of the mobile home owns both the mobile home and the land, then you can sell both. If, however, the owner of the mobile home does not own the land upon which the mobile home has been attached, you would need to sell the mobile home and negotiate an assignment of the lease of the land from the landowner.
